Tile Roofers in Littleton
We are Mountain Range Roofing, and we work on tile roofs on residential and commercial property in Littleton and the towns around it, houses and business buildings alike.
A tile roof gets looked at as a whole: the tile, the perimeter, the ridge and the paper underneath. Then we tell you plainly whether it needs a few tiles, a section relaid or a full lift-and-relay, and we quote the whole job in writing before anything is scheduled.
We are open Monday to Saturday, 7 am to 6 pm. Calls outside those hours go to voicemail and we return them the next working morning.

How Clay, Concrete and Slate Roofs Fail
On a tile roof the leak is usually the underlayment, not the tile. Clay and concrete tile can last 75 years or more, but the "underlayment" under it, the felt or roofing paper that actually keeps the water out, may fail after 20 to 40 years. Slate can outlast both, and its real life depends on that same layer.
- Worn-out underlayment
A leak in the middle of a slope often means the whole slope has reached the end of its life, not one bad tile.
- Missing or slipped tile
A gap leaves the underlayment open to the sun, which breaks it down quickly.
- Loose perimeter tile
Tile that is laid but not fastened is held only by gravity and friction, and wind lifts it. Tiles at the eaves, rakes and hips should be nailed and clipped, with the head lap measured.

What a Lift-and-Relay Involves
A "lift-and-relay" takes up the existing tile, replaces the underlayment underneath and puts the sound tile back on the roof.
It is the repair for a roof whose tile is still good and whose paper is not, and it usually costs less than a new roof because you pay for labor and new underlayment, not new tile. Not every tile roof suits one, which is why the decision comes after someone has been up on yours.
- LiftThe tile comes up
- ReplaceNew underlayment goes down
- RelayThe sound tile goes back on
Priced on your roof, not a chart
The exact price comes from the visit. These are what move it on a tile job:
- Labor and materials. They drive the cost, especially on tile.
- The underlayment chosen. An upgraded underlayment raises the price.
- Pitch, stories and access. A steeper or harder-to-reach roof costs more to work on.
- What is found underneath. Damage under the tile adds to the job.
Quoted in writing, with no surprise charges after.

Replacing Broken Tile and Ridge
Broken or slipped tile is replaced only after the underlayment beneath it has been checked, and the new tile and the ridge are fastened rather than just laid.
- Work the damaged tile free
The cracked or slid pieces are worked out of their course, and the tiles around them stay in place.
- Inspect the paper under it
The underlayment in the opening is inspected, and a failed section is repaired before any tile goes back.
- Relay matching tile, fastened
Matching tile goes back in, fastened with a twisted "tie-wire" system or nailed in place, so it is held by more than gravity.
- Set the ridge without mortar
Ridge and hip tile is set on a ridge board with mechanical fasteners or rigid polyurethane adhesive. A mortar-set ridge is rigid, and in long runs it fails once it cracks.
On a slate roof: repairs use copper or lead flashing in the valleys and at chimneys, and walking on slate, or a poor repair, can seriously damage it. A slate roof is one to call about rather than climb.
Materials
Clay and Concrete Tile
Roof tile comes in concrete and in clay, each from several makers.
-
Concrete tile
Extruded from Portland cement, sand, lime and water. It comes from makers such as Hanson, Monier and Mextile.
-
Clay tile
Fired clay, from makers such as Claymex and US Tile. Repairs relay matching tile, so knowing the maker and profile on your roof helps when a few pieces are replaced.
-
Weight and structure
Tile is heavy, so a home needs a structural assessment before tile goes on. If your house has never carried tile, ask about it on the call.

What a neighbor wrote
This one came in on Google after a hail storm repair. It is not a tile job, but it is how we go about every roof we work on.
We show up when we say we will.
Upstanding citizen and did an excellent job repairing my roof after the recent hail storm. Dave is a great guy and got my roof done in a timely manner and I couldn’t be happier!

Roof coating
Tile rarely covers the whole building: a flat section over a porch or addition is common. On a flat roof, a coating can cost less than a tear-off or a full replacement.
