Around the Capitol dome and in every neighborhood past it, a roof problem costs least while it is still small. We trace a leak to where the water gets in and fix storm damage, worn flashing and split seals, with a free estimate before any work starts.
We answer the phone or call back the same working day.
How a repair goes
Roof Repair From Leak to Ridge
A repair starts at the point where water gets into the roof, which is often a few feet uphill of the stain on your ceiling. We follow the wet path back from the attic side of the "roof deck", the boards under the shingles, and then fix what let the water in: storm damage, worn flashing or a seal that has failed.
These are the places we look first, from the eaves up to the peak:
"Flashing". The metal at chimneys, valleys, skylights and walls is the most common leak point on any roof.
"Pipe boot". The rubber collar around a vent pipe splits long before the shingles around it wear out.
"Sealant bond". Shingles that lift in the wind have lost the factory seal between tabs, so it gets hand-tested at the rakes and eaves.
"Ridge cap". Along hips and ridges the nails sit closest to the peak, which makes the caps part of every leak trace.

Weather and the Roofs Here
The climate in town is dry, about 14.3 inches of rain and snow in an average year, so a roof can hide a weak spot for months before anything drips. Strong high-altitude sun dries out the rubber around vents and the tar under flashing in the meantime.
When a hard storm finally rolls through, that dried-out seal or lifted shingle is where the water finds its way in. The cheap time to find it is a dry month, before the ceiling shows it.

Older houses, newer shingles
Homes and Their Roofs
Half the homes in town were built in 1974 or earlier, and a house that age may be on its second or third roof. New shingles do not always mean new flashing, vents or deck boards under them, so on an older house we check those as closely as the surface.
We work on residential and commercial roofs from Capitol Hill, Highland and LoDo out to Washington Park and Cherry Creek.

Roof Replacement When Repairs Stop Lasting
When the same roof needs patching every season, it is time to price a roof replacement next to the next repair. Summer brings about 42 days a year in the nineties here, and that heat speeds up "granule loss", the grit in the gutters and bald spots that mean shingles are losing their sun protection.
A replacement starts with a "tear-off" down to the deck, so the wood under the old roof gets a look too.
Before a house is listed or bought, a roof inspection puts the roof's condition on paper, so nobody guesses at closing. Just under half of occupied homes in town, 49.1 percent, are lived in by their owners, which means many roofs are judged by a landlord or a buyer who has never seen them in a storm.
The report separates what needs work now from what can wait and be watched.
When a storm opens up a roof, a tarp goes over the damage first to stop the water, and the permanent repair follows once the roof is dry enough to work on. Search the map for roof repair in town and only three rated roofers come up, so it pays to know whose number you will call before the storm, not after.
