Who you're calling

Commercial Roofing in Littleton

Mountain Range Roofing does commercial roofing on residential and commercial buildings in Littleton, CO and the towns around it: the low-slope roof over a row of shops, the flat roof on a small office, the roof over an apartment building, and the flat sections on houses too.

A commercial roof is mostly flat, so water does not run off it the way it runs off shingles. It sits at a seam, a drain or the flashing around a rooftop unit until it finds a way in, and those details are where we look first.

  • Low-slope roofs. Single-ply, built-up and coated roofs over shops, offices and multi-unit buildings.
  • Flat sections on houses. Porch roofs, additions and garages that sit too flat for shingles.
  • Everything on the roof. Drains, scuppers, parapet flashing and the curbs under rooftop units.

We are open Monday to Saturday, 7 am to 6 pm. Calls outside those hours go to voicemail, and we return them the next working morning.

What's up there

Low-Slope Roofs on Commercial Buildings

Most commercial buildings carry a low-slope roof covered in a membrane, a continuous skin that keeps water out on a roof too flat to shed it.

Single-ply membrane

A "single ply membrane" is sheet roofing in TPO, PVC or EPDM, laid across the roof with its seams welded or bonded. A repair has to match the sheet already up there.

Hot mop · tar and gravel

Built-up roofing

"Built-up roofing" is a layered flat roof finished with a cap sheet or rock. As it ages, its surface can craze into the cracking roofers call "alligatoring".

Condo or apartment building?

In a condominium or apartment building the roof is usually common property, so the association or the owner hires the roofer, not the tenant under the stain. If that is your board or your building, the free estimate starts with a walk of the roof.

From the call to done

Inspection and Maintenance Schedules

Commercial roofs are commonly inspected twice a year and again after major storms, because a flat roof shows little from the ground until water is already inside.

  1. You call

Tell us about the building and what you have noticed: a stained ceiling tile, water that sits after rain, a storm that just went through.

  2. We walk the roof

Seams, edges, drains and scuppers, the flashing at the walls and around each rooftop unit. Water still standing long after the rain has stopped is "ponding", and it gets noted.

  3. You get it in writing

What we found, what we would do about it, and one price for the whole job, before anything is touched.

  4. The work, then the cleanup

We do the work that was quoted, at the time we gave you, and leave the roof as clear as we found it.

Roof work is fall work, and commercial roofing crews can hold OSHA safety training. Falls are among the most common causes of serious work injuries, according to OSHA's fall protection guidance, so ask anyone you hire how their crew is protected at the roof edge.

Due for a check, or just had a storm? We will walk the roof and tell you what we see.

Repair, coat or replace

Repair, Restoration and Replacement

Whether a commercial roof is repaired, coated or replaced comes down to how much of its membrane, and the insulation under it, is still sound.

Weighed first Membrane mostly sound

Repair

When the damage is local, a split seam, a puncture beside a rooftop unit or a loose edge, the failed spot is cleaned back and patched in matching material. Fixing it now is usually cheaper than fixing it after the next storm.

Worn but dry underneath

Restoration coating

When the surface is tired but the layers under it are dry, the seams are reinforced and a fluid-applied coating goes over the whole roof to seal it again.

Wet insulation, failing sheet

Replacement

When water has soaked the insulation or the membrane is failing across the roof, patches only chase leaks. A "tear-off" takes the old roof down to the deck and a new system goes on.

What it costs

What sets the price

Roof size, how hard the roof is to reach, the materials and any damage found underneath set the price, and water that has gone deep into the roof raises it. On flat roofs, a coating or a targeted fix for ponding can cost less than a tear-off or a full replacement. Your exact price comes from the free estimate, once we have walked the roof.
