Flat, low-slope & metal roofs

Roof Coating in Littleton, CO

A sound flat or metal roof can be sealed with a coating instead of torn off. We check the deck, the insulation and the flashing first, fix what needs it, then roll the coat on, for homes and businesses.

Who does the work

Roof Coating in Littleton

We are Mountain Range Roofing, and we put roof coatings on homes and businesses in Littleton, CO and the towns around it. The work is the same on residential and commercial buildings: make sure the roof underneath is worth sealing, then seal it.

A coating is not a dab of sealant over the spot that drips. It is one continuous layer rolled across the whole surface, bonded to the roof below it, and it lasts only as long as that roof holds together. That is why the whole roof gets walked before a coating is priced, and why some roofs get a repair first.

We look before we price, and the estimate costs you nothing.

Is your roof a candidate

Roofs a Coating Suits

A coating suits a flat, low-slope or metal roof whose surface, deck and insulation are still sound. It seals a roof that is getting old, not one that has already failed.

  • Hot mop · cap sheet · rubber roof

    Flat roofs

Built-up, modified and single-ply roofs over additions, carports and shops. A coat seals the seams and the crazed surface cracking called "alligatoring" before they open into leaks.

  • Strip retail · small offices

    Low-slope roofs

Roofs with just enough pitch to drain. Where water still stands days after rain, called "ponding", the low spot and the "scuppers" that drain it are looked at before any coat goes on.

  • Standing seam · screw-down panels

    Metal roofs

On a metal roof, water gets in where the panels lap and where the screws pass through. A coat covers those seams and fastener heads in one continuous layer.

Choosing the coat

Silicone and Acrylic Coatings

Silicone and acrylic are the common roof coating types, and which one fits comes down to how your roof drains. We tell you which we would put on yours when we look at it.

  • A

    Silicone

    Where water lingers

Silicone stands up to water that sits after a storm, which makes it the usual pick on a dead-flat roof. Complete silicone systems come from makers such as GE Enduris.

  • B

    Acrylic

    Water-based

Acrylic goes on like a heavy paint and cures as the water leaves it. It does its best work on a roof that sheds water well, such as a metal roof or a low-slope roof with good fall.

  • C

    Reflective coating

    Cool roof

A white coat of either type bounces back sunlight a dark roof soaks up. Reflective coatings, and reflective shingles such as CertainTeed Solaris, carry ratings registered with the Cool Roof Rating Council, so their reflectance can be compared.

What it costs

What sets the price of a roof coating

The size of the roof, how easy it is to reach, the coating chosen and any repairs needed underneath set the price. On a flat roof, a coating can cost less than a tear-off or a full replacement. Your exact price comes from the free estimate, once we have walked the roof.

Fixed before the first coat

What a Coating Cannot Fix

A coating does not repair wet insulation, a rotted roof deck or failed flashing, so those are fixed before any coating goes on.

Sealed over, wet insulation stays wet and rot keeps spreading under a roof that looks new from the ground. Coating is the last step of the job, never the first.

  • Wet insulation

Insulation that has taken on water is cut out, and the wet section is replaced with dry insulation.

  • Rotted decking

Soft spots in the "roof deck", the boards or plywood under the roofing, are cut out and the "dry rot" replaced with sound wood.

  • Failed flashing

The "flashing" at walls, curbs and edges is the most common leak point, and it is resealed or replaced before the coat.

How a coating job goes

  1. Walk the roof

The whole surface is walked and checked: the coating it will take, the deck underfoot, the flashing and the drains.

  2. Price it in writing

You see the repairs and the coating priced together on one written estimate before anything is scheduled.

  3. Repair and prep

What failed is fixed, the surface is cleaned, and the seams are reinforced with fabric set in a base coat.

  4. Coat and clean up

The coating is rolled across the whole roof, and the pails, rollers and tape come down with us.
