Know what shape your roof is in before a buyer, an insurer or the next storm finds out for you. We inspect roofs on homes and businesses, and any repair the inspection turns up gets a free, no-obligation estimate.
We answer the phone or call back the same working day.
Who comes out
Roof Inspection in Littleton
Mountain Range Roofing inspects residential and commercial roofs here and in the towns around us, from ranch houses and two-story homes to the low-slope roofs over shops and offices.
Call and you get a person, or a call back the same working day. We show up when we say we will and look at the whole roof, not just the corner you are worried about.
If what you need is a price on a repair you already know about, that is a free estimate rather than an inspection, and the difference is laid out further down this page.
When to Book an Inspection
A roof should be looked at on a schedule, and again whenever a storm, a sale or a new install puts it in question.
Once a year. The trade's advice is a look at least yearly, so a split "pipe boot" or a lifted shingle is caught while the fix is still small.
After severe weather. Hail and wind can bruise shingles and loosen "flashing", the metal at chimneys, valleys and walls, without leaving anything you can see from the yard.
Before solar panels. Panels are hard to work around once they are up, so the roof under them should be checked first.
Before buying a home. A general home inspector usually looks from the ground or a ladder, so a buyer should get a separate roofer's inspection.
For a roof certification. Lenders and buyers often require a "roof certification", a written statement of a roof's remaining life, and buyers and insurers often ask for a documented inspection on an older roof.

What Gets Checked on the Roof and in the Attic
Most residential roof inspections take 60 to 90 minutes, working from the shingles down to the wood under them.
The roof surface
Shingle or tile is checked course by course for cracks, lifted tabs, hail bruises and "granule loss", the bald spots and grit in the gutters that mean an asphalt shingle is losing its sun protection.
Flashing and penetrations
Flashing is the most common leak point, so the metal at every chimney, valley, skylight and wall line is checked, along with each pipe boot, vent and the "ridge cap" along the peak.
The attic side of the sheathing
From the attic, the underside of the "roof deck" shows the stains, darkened wood and daylight the top of the roof hides. Daylight through the deck means an open path for water.
Readings on hard-to-walk roofs
Moisture meters and thermal imaging locate where water actually enters. Drones document steep tile, hillside and two-story roofs, and fragile tile can be read from the eaves with high-powered optics and from the attic instead of being walked on.

What the Written Report Covers
A formal inspection is a separate service from a repair call, and what it produces is a written report on the roof's condition.
Formal inspection
The written report
Condition, documented. The report records the state of the surface, the flashing and the deck, so you have it on paper for a sale, a lender or your own planning.
Now versus later. A useful report separates what needs work now from what can be maintained or monitored.
A moisture baseline. Readings recorded with their locations give the next inspection something to compare against.
Billed by itself. The inspection is paid for apart from any repair work that follows it.
Independent roof inspectors evaluate roofs but do not sell roofing work, and roof inspectors can be certified by InterNACHI. Home inspectors refer severe or complex defects to roofing contractors.
No chargeFree estimate
A price on specific work
Scoped to the job. An estimate scopes and prices specific work, such as a leak, hail damage or flashing that has let go.
No obligation. Our estimates are free, and you decide afterward whether the work goes ahead.
The whole job, up front. We quote the whole job before we start, with no surprise charges after.
Upstanding citizen and did an excellent job repairing my roof after the recent hail storm.
Dave is a great guy and got my roof done in a timely manner and I couldn’t be happier!

Related Roof Work
Emergency roof repair and each of our other roof services has its own page.
An inspection often ends in one of them: a repair you can schedule, or, when water is already getting in, work that cannot wait. Whichever it is, the estimate for that repair is free.
When it cannot wait
Emergency roof repair
An emergency roof repair puts a tarp over the damage first, to stop the water, then a permanent repair once the roof is dry enough to work on safely.
Call and tell us what is going on: a sale, a storm, solar panels on the way, or a roof nobody has looked at in years. We answer the phone or call back the same working day.
