What we do

Roofing Services for Homes and Businesses

We repair, replace, inspect and coat roofs on residential and commercial properties, and each service below has its own page with what the work involves and when it is the right call.

  • Roof half stripped to bare decking with old shingles sliding down a chute into a dumpster

    Roof replacement

When a roof is past repair, the old roofing comes off down to the deck and a new system goes on, installed to the manufacturer's material and installation recommendations.

    roof replacement
  • Inspector crouched on a shingle roof photographing lifted shingles beside a vent

    Roof inspection

A walk of the whole roof, with photos of what is found, for a leak you cannot place, a roof you are about to buy or a roof you have not looked at in years.

    roof inspection
  • Two roofers battening a blue tarp over a damaged ridge at dusk

    Emergency roof repair

A tarp over the damage first, to stop the water, then a permanent repair once the roof is dry enough to work on safely.

    emergency roof repair
  • Flashlight beam on a water stain running down attic roof decking beside a rafter

    Roof leak repair

Water comes in uphill of where it shows, so a leak repair traces the stain back to the flashing, pipe boot or shingle that let it in and fixes that.

    roof leak repair
  • Roofer locking a standing-seam metal panel with a seaming tool

    Metal roofing

Standing-seam and other metal roof systems: new installs, and repairs to panels, seams, fasteners and trim that have started to let water through.

    metal roofing
  • Roofer heat-welding a seam on a white single-ply membrane roof

    Flat roof repair

Standing water, split seams and cracked surfaces on membrane and built-up roofs over garages, additions and small commercial buildings.

    flat roof repair
  • Hail bruises on asphalt shingles circled in chalk inside a test square

    Storm damage roof repair

Hail bruises, wind-lifted shingles and fallen limbs, documented in photos so the damage is on record before the repair starts.

    storm damage roof repair
  • Roofer fitting new step flashing against a curb-mounted skylight

    Skylight repair

A leak at a skylight often starts in the flashing around its curb rather than the glass, so the flashing is checked first and the unit replaced only when it needs to be.

    skylight repair
  • Concrete roof tiles stacked on a roof while new underlayment is rolled out beneath them

    Tile roofs

Broken tiles replaced, and when the underlayment under sound tile has worn out, a lift-and-relay with new underlayment instead of a whole new roof.

    tile roofers
  • Roller spreading bright white coating across a gray flat roof

    Roof coating

A roll-on coating over a sound flat roof that seals the seams and surface cracking, often for less than a tear-off.

    roof coating
  • Two roofers at a drain and equipment curb on a large low-slope membrane roof

    Commercial roofing

Repair and maintenance of low-slope roofs on shops and offices, including drains, scuppers and the flashing around rooftop equipment.

    commercial roofing
  • Roofer setting a hand-split cedar shake in a course over felt interlayment

    Cedar shake roofs

Split, cupped and missing shakes replaced course by course, with the felt between the courses renewed where it has failed.

Who we are

Roof Repair in Littleton

We are Mountain Range Roofing, and we repair roofs on houses and commercial buildings in town and within about 18 miles of it. Most of what we see is a leak nobody can place, hail and wind damage after a storm, flashing that has let go at a chimney or wall, rotted wood at the eaves, or a flat roof that holds water.

Call and you get a person, or a call back the same working day. We show up when we say we will, look at the whole roof rather than the one spot you can see, and quote the whole job in writing before we start, so the price you agree to is the price you pay. When the work is done, we clean up.

We are open Monday to Saturday, 7 am to 6 pm. Calls outside those hours go to voicemail and we return them the next working morning.

How a repair goes

How a Roof Repair Is Traced and Fixed

A repair that lasts starts on the roof, not at the ceiling stain: water runs along the rafters before it drops, so where it gets in is usually uphill of where it shows. A leak that comes back after a patch usually means the first repair treated the stain and not the source.

roofer checking flashing during a roof repairTracing the leak
  1. Trace the leak to its source

The roofer gets on the roof and follows the water back to where it entered, checking the pipe boots, the "flashing" at chimneys, walls and valleys, and the ridge, before recommending any work.

  2. Photos and a written estimate

You get photos of what was found, what it means, and an itemized written estimate before anything is scheduled. The estimate is free and carries no obligation.

  3. Repair with matched materials

The failed area is repaired with materials matched to the roof system it sits in, so the fix sheds water the way the rest of the roof does.

  4. Before-and-after photos

The job closes with before-and-after photos and a written record of the repair, so you can see what was done without climbing up to look.

What repair covers

What Roof Repair Covers

A repair is rarely just the shingle you can see from the yard. This is the work it covers, from the leak itself to the wood under it and the gutters that carry the water away.

  • Leaks. Traced to the source and closed there, whether that is a pipe boot, a valley or an open counterflashing.
  • Dry rot. Rotted wood in the deck, fascia or framing that a repair uncovers, cut out and replaced.
  • Broken tiles and shingles. Cracked tile, torn or wind-lifted shingles and shingles losing their granules.
  • Wood damage and carpentry. Structural carpentry where water or a fallen limb has gone through the roof deck.
  • Leak detection. Finding where water entered when it surfaces several feet from the opening.
  • Preventive maintenance. Inspections, resealing and small fixes that keep a sound roof from becoming a leaking one.
  • Gutter and drainage repair. Gutters, downspouts and flat-roof drains that back water up under the roof edge.

Most minor repairs take a few hours, and larger ones one to three days. If yours is a manufactured home, tell us when you book: its roof is built differently from a site-built house's.

Why the details matter

A Roof Works as One System

A roof's parts work as a system, so a problem in one part affects the whole roof: a split pipe boot wets the deck, the wet deck rots, and the rot spreads under shingles that look fine from the yard. That is why a repair is matched to the roof it sits in and installed to the manufacturer's material and installation recommendations, because ignoring them leads to early roof failure.

Good workmanship is in the details nobody sees from the street: how the "underlayment" overlaps, how the tile or shingle courses line up, which nails go where, and how the waterproofing is done at every penetration. The National Roofing Contractors Association Roofing Manual is the industry reference for those details and for slope minimums, and the Asphalt Roofing Manufacturers Association sets the shingle application and ventilation guidance that warranties reference.

Before we arrive

Staying Safe Until the Roof Is Fixed

Stay safe and limit the damage until a roofer is on the roof.

  • Stay off the roof

Leave walking the roof to a roofer: tile breaks underfoot and any roof is dangerous when wet. OSHA lists falls among the most common causes of serious injury.

  • Dry what got wet

Catch the drip, move what is under it and dry wet ceilings, carpet and insulation quickly. The EPA guide to mold and moisture explains why fast drying matters.

  • Keep the gutters clear

Clogged or badly pitched gutters push water back under the eaves and rot the "fascia", the board at the roof edge.

Service area and cost

Service Area and Repair Costs

We repair roofs in Littleton and the towns within about 18 miles of it, and the service area page lists each one. The cost guide explains what moves the price of a repair, and the exact figure comes from the free written estimate, after we have seen the roof.

We also come out to Columbine Valley, Columbine, Bow Mar, Sheridan, Englewood, Highlands Ranch, Ken Caryl and Cherry Hills Village. A job outside that footprint is a question for the call.

What sets the price of a repair

The size of the damage, the roof's pitch and number of stories, how hard it is to reach, the material it is built from and any rot or wet decking found underneath all move the price. A broken seal or a few displaced tabs is a cheap course-level fix; a failed pipe boot, a bad valley or an open counterflashing is a larger detail rebuild. Fixing a problem now is usually cheaper than fixing it after the next storm.
