Skylight Repair in Littleton, CO

Most skylight leaks start around the glass, not in it. Water gets past the curb, the flashing or the roofing paper beneath them, and we trace it there and quote the whole job in writing before any work starts.

No obligation. Mon–Sat, 7 am to 6 pm.

Skylight Repair in Littleton

We are Mountain Range Roofing, and we repair skylights on residential and commercial roofs in Littleton and the towns around it.

It usually shows up inside first: a brown ring on the drywall at one corner of the light well, a drip after a hard rain, or a stain that grows each time snow melts off the roof above it.

Before we tell you whether a skylight needs new flashing, a reseal or a new unit, we get up on the roof and see how it was set and flashed in the first place.

Where the water gets past

Why Skylights Leak

Most skylight leaks come from the curb, the "underlayment" or the flashing around the opening rather than from the skylight unit itself.

skylight repair at the flashing Curb and flashing
  1. The curb

A "curb-mounted" skylight sits on a built frame raised above the roof, and a deck-mounted one sits straight on the roof deck. Either way, the joint where it meets the roof is flashed.

  2. Step flashing

"Step flashing" is a run of short metal pieces woven in with each course of shingles up both sides of the opening, each lapping the next so water steps down and off.

  3. Ice-and-water membrane

A sticky waterproof sheet laid on the deck around the opening, under the shingles, catches the water that gets behind the metal.

  4. Sealed transitions

At the head and the sill, where the flashing turns a corner or meets the skylight's frame, the joints are sealed so water cannot work in behind them.

What to tell us when you call

Say whether the drip shows after rain, after snow or only in wind, and which corner of the well it comes from. That points to the part that has let go.

Repair or replace

Resealing Against Replacing a Skylight

When the unit is sound and the leak is at the flashing or the seals, a skylight can often be repaired rather than replaced.

Check this first

The unit stays

Repair the opening

The skylight stays where it is, and only what has failed around it is taken apart and rebuilt.

  1. Rebuild the flashing around the curb
  2. Reseal the joints
  3. Correct the drainage around the opening

The unit comes out

Replace the skylight

Fogging between the panes or cracked glass means the unit itself has failed, and no amount of new flashing fixes that.

  1. Remove the old unit
  2. Install the new one
  3. Finish the flashing and seal details

What Moves the Price

Emergency same-day calls and difficult access can add to the cost of skylight service, and the roof's pitch, its number of stories and any damage found underneath move it too. The exact figure comes from a free written estimate, after we have seen the skylight.

Adding daylight

Solar Tubes and New Skylights

A "solar tube" carries daylight down to the ceiling through a dome on the roof and a reflective tube, while a new skylight is a larger job because the roof must be re-framed for it.

If a dark room has you weighing one against the other, tell us which room it is when you call and we will talk it through.
