The stain on the ceiling is rarely under the hole in the roof. Around the Center for the Arts and Humanities and on every street beyond it, we follow the water back to where it gets in and fix it there, before a small leak turns into a ceiling repair.

What a repair covers
Roof Repair Done Right the First Time
A roof repair starts where the water gets in, not where it shows, and fixes the cause: storm damage, worn "flashing" and seals that have let go.
Water runs along the roof deck and down the rafters before it drips, so the leak is traced from the attic and from the roof together. The "pipe boot", the rubber collar around a vent pipe, gets checked early, then "step flashing" where the roof meets a wall, then the metal at chimneys, valleys and skylights.
Storm damage. Hail-bruised, cracked or missing shingles come out and new ones go in, matched to the roof around them.
Flashing. Loose or rusted metal at chimneys, walls and valleys is refit or replaced, since that is where most leaks start.
Failed seals. Split pipe boots are replaced, and shingles that lift in the wind are resealed where their "sealant bond" has let go.
What is underneath. Wet or rotted "roof deck" is cut out and renewed before the new shingles cover it.
We do this work on residential and commercial roofs, and we drive up from Littleton for it, about 18.2 miles each way.

After a storm
Storms and Roof Wear
Hail and hard wind wear a roof down a little at a time, and the damage usually goes unseen until a ceiling shows it. Fixing a problem now is usually cheaper than fixing it after the next storm.
Bruised shingles
Hail leaves soft, dark spots where the granules were knocked off, and the mat under them cracks later.
Grit in the gutters
"Granule loss" strips away the shingle's UV protection; a pile of grit at the downspout is often the first sign.
Tabs that flap
Wind breaks the factory seal between tabs, and the next rain blows in under the loose edge.

The houses here
Neighborhood Homes and Roofs
Half the homes in town were built in 1979 or earlier, so many of the roofs we repair here are a second or third roof laid over the original deck.
On a house that age, a leak at a chimney or a wall is often old flashing that was reused when the last roof went on, and the lasting repair renews the metal instead of sealing over it. From Olde Town to Candelas, we match the repair to the shingle, tile or metal already on the roof.
Beyond the repair
More Roof Work Here
Replacement, inspection and emergency repair each have their own page. Here is how each one fits a house in this town.
Past repair
Planning a Roof Replacement
When a roof is past repair, we book the replacement here as well, from the "tear-off" down to the deck through to the last ridge cap.
With 74.9% of occupied homes here lived in by their owners, most replacements are planned by people staying put, so the material is worth choosing for the long run: shingle costs least up front, and metal costs more but lasts longer.
We book roof inspections here too, and they turn up the small problems before they leak: lifted shingles, split pipe boots, cracked flashing and clogged valleys.
With green space like Two Ponds National Wildlife Refuge and Ralston Valley Park around town, leaves and twigs collect in valleys and behind chimneys, where the "cricket" has to stay clear for water to shed.
We take emergency roof repair calls here as well: the open roof is covered first, and the lasting repair follows once it is dry.
A map search for roof repair in town shows three rated listings, so after a storm the wait for a roofer runs long. Call in our hours and we answer, or call back the same working day.
Upstanding citizen and did an excellent job repairing my roof after the recent hail storm.
Dave is a great guy and got my roof done in a timely manner and I couldn’t be happier!
