Who does the work

Roof Replacement in Littleton

We are Mountain Range Roofing, and we do residential and commercial roof replacement in Littleton and the towns around us, on houses and business buildings alike. A replacement starts the way our repairs do: we look at the whole roof, show you what we found, and quote the whole job in writing before anything goes on the calendar.

Not every worn roof needs replacing, and the next section is how we make that call with you. When it does, the price you agree to is the price you pay, with no surprise charges once the old roof is off.

We are open Monday to Saturday, 7 am to 6 pm. Calls outside those hours go to voicemail and we return them the next working morning.

The estimate is free, in writing and carries no obligation.

Repair or replace

When Replacement Beats Another Repair

Replacement can be the better spend once the wear is spread across the roof instead of sitting in one spot, and a house's age alone does not settle it.

Time to replace

Signs that point to a new roof

  • More than a quarter damaged. Under the "25% rule", damage over more than a quarter of the roof surface usually tips the job toward replacement.
  • Three patches on one slope. Once a slope has been patched three times, or the shingles are too brittle to lift, repair stops being economical.
  • Repairs that do not last. Leaks that keep coming back after each fix mean the roof as a whole is giving out.
  • Curling or cracked shingles. Shingles cracking or curling up at the edges across the whole roof, not on one slope.
  • Granule loss. Grit in the gutters and bald spots on the shingles: "granule loss" means they are losing their protection from the sun.
A repair may still do

When a repair still makes sense

A roof under 10 to 15 years old is more likely to need only a repair. Damage in one place, such as a split pipe boot, a lifted flashing or a few shingles torn off in the wind, is usually a repair too.

The year the house was built does not decide it either way; the condition of the roof does.

We look at the whole roof and tell you which side of the line yours is on, before you spend on either.

How a replacement goes

What a Tear-Off and Reinstall Covers

A full "tear-off" can catch what a roof laid over the old one hides: the old roofing comes off down to the deck, so damaged decking is found and repaired before anything new goes on.

roof replacement tear-off down to the deck Dried in
  1. Strip to the deck

The old shingles and paper come off down to the "roof deck", the plywood or boards that everything else is nailed to.

  2. Check and repair the decking

Hidden decking damage is checked and repaired before new roofing goes on, so soft or rotted sheathing is cut out and replaced, not buried.

  3. Underlayment, drip edge and flashing

New "underlayment", edge metal and "flashing" at chimneys, walls and valleys go on to the manufacturer's standards. The National Roofing Contractors Association Roofing Manual is the industry's guidance on installing a roof system correctly.

  4. New roofing and ventilation

The new roofing goes on over a sealed first course at the edges, with the attic ventilation set right, since proper ventilation extends the life of an asphalt shingle roof. Asphalt shingles typically last 20 to 30 years.

  5. Clean-up

We clean up when the work is done: the old roofing, nails and scraps leave the property with us.

Why not roof over the old one?

An "overlay" saves on tear-off and disposal, but the nails have to pass through two layers of asphalt, which weakens fastening. The second layer also hides rot and adds thousands of pounds of load to the house, so a full tear-off outlasts it.

Cost

What a Roof Replacement Costs

A roof replacement is priced by the roof's size, its pitch, the layers torn off and the material that goes back on. We measure each of those on the roof itself, which is why your exact figure comes after we have been up on it.

  • Size. Roofs are measured in "squares", each one 100 square feet of roof.
  • Pitch and stories. A steeper roof, or one more floor up, takes more time and more safety setup.
  • Layers torn off. Every existing layer is more removal and disposal, and decking damage found underneath adds to it.
  • Material. Shingle is the cheapest up front; metal costs more but lasts longer, so its cost per year evens out. Common manufacturers include GAF, Owens Corning, CertainTeed and Malarkey, and the product line chosen moves the price.

Late winter and early spring can bring lower pricing, because demand is lower.

Permits and warranties

Permits and Manufacturer Warranties

A permit and a manufacturer warranty can both protect a new roof, and skipping the permit can cost you the warranty too.

Why the permit matters

Permitted roofing work gets an inspection while it is in progress and a final inspection when it is done.

Unpermitted work can void warranties and lead the jurisdiction to require a tear-off and reinstall, with penalties. It can also mean paying twice when the work fails at resale or in an insurance claim.

What a shingle warranty covers

Asphalt shingle manufacturer warranties typically run 20 to 40 years, and they do not cover all acts of God. The Asphalt Roofing Manufacturers Association publishes the shingle installation practices the industry follows.

Manufacturer programs such as GAF Master Elite and Owens Corning Preferred Contractor certify roofing contractors, and CertainTeed SELECT ShingleMaster status lets a contractor offer extended manufacturer-backed warranties. Ask any roofer you call which warranty comes with the roof they quote.
