Roof Leak Repair in Littleton, CO
The stain on your ceiling is where the water lands, not where it gets in. We trace the leak back up the roof to the boot, flashing or seal that let it in, fix that, and quote the whole job in writing before we start.

Who fixes it
Roof Leak Repair in Littleton
We are Mountain Range Roofing, and we repair roof leaks on homes and businesses, residential and commercial roofs alike, in Littleton and the towns around it.
A leak is rarely right above the stain. Water gets in at one detail, a pipe boot, a run of "flashing" or a shingle seal that has let go, then runs along the deck or a rafter before it drops through the ceiling. So we start on the roof, not in the bedroom, and we close the opening instead of painting over the water damage it left.
A drip over a hallway, a brown ring by the chimney, water at a shop's back wall after a storm: describe what you see when you call, and we take it from there.
Mon–Sat, 7 am to 6 pm. After hours, we call back the next working morning.
Finding the source
How a Leak Is Traced to Its Source
Tracing a leak starts at the wind-facing rake edges and works across the roof one detail at a time, in a set order, before a roofer recommends a repair.
Pipe boot
The details checked in order
- Rake edges
The first two courses along the wind-facing rakes are lifted by hand to see whether the "sealant bond" between the shingles is still holding.
- Pipe boots
The rubber collar around each vent pipe is checked for splits where it hugs the pipe.
- Step flashing
The metal pieces where the roof meets a wall, checked along the whole wall line.
- Valley metal
The channel where two slopes meet and carry the most water off the roof.
- Hip and ridge cap
The caps along the hips and the ridge, where the nails sit closest to the peak.
When no detail explains the stain
The roof is water-tested zone by zone, from the low point upward, until the zone that leaks shows itself inside.
Where roofs leak
The Flashing, Boots and Seals That Fail
The details that fail most are the pipe boots, the sealant bond between shingles and the ridge cap, and some leaks turn out not to be the roof at all.
Pipe boots
The rubber "pipe boot" splits at the collar long before the shingles around it wear out, and the water follows the vent pipe down into the attic.
Opened sealant bonds
Once the seal between shingle tabs has opened, it rarely reseals reliably, so the wind keeps lifting the same shingles and driving rain under them.
Worn ridge cap
Composition ridges wear out before the rest of the roof and need replacing sooner, so a roof that looks sound from the yard can still leak at the peak.
Not the roof at all
Some leaks come from condensation in the attic, a plumbing vent or a stucco wall detail, and the fix for those is not on the shingles.
Don't wait it out
Why a Small Leak Should Not Wait
A small leak left alone turns into rotted framing, mold in the walls and damaged insulation, often long before it shows as more than a stain.
The EPA's brief guide to mold, moisture and your home advises fixing the water problem and drying out wet areas within a day or two of a leak.
Where it shows
A good repair is photographed before and after, with the hidden layers documented while they are open, so you can see what was under the shingles without climbing up.
What it costs
What Sets the Price of a Leak Repair
The exact figure comes from the free estimate, after we have seen the roof.
- Course-level fix
A broken seal or a few displaced tabs sits at the small end of what a repair runs.
- Detail rebuild
A failed boot, a bad valley or an open "counterflashing" is rebuilt, a larger job.
- What is underneath
The size of the damage, the materials, how hard the spot is to reach and how deep the water has gone all move the price.
Fixing a problem now is usually cheaper than fixing it after the next storm.

In a Neighbor's Words
A homeowner left this on Google after we repaired a roof following a hail storm. It is the one review we have to show, so here it is in full.
Upstanding citizen and did an excellent job repairing my roof after the recent hail storm. Dave is a great guy and got my roof done in a timely manner and I couldn’t be happier!
