Why prices differ

What Moves the Price

Roof size, pitch, stories, access, the number of layers, the materials and any damage found underneath all change what a repair costs.

Steep two-story roof with several dormers and valleys seen from the yard Pitch, stories, valleys
  • Roof size

A bigger roof means more ground to cover and more material staged to reach the problem spot.

  • Pitch

Steeper costs more. A steep slope is slower to work and needs more safety setup.

  • Stories

Every story up means taller ladders, longer setup and slower trips with material.

  • Access

A spot behind a chimney, over a deck or above a tight side yard takes longer to get to.

  • Layers

Old roofing left under the current roof has to be opened up before a repair can be fastened properly.

  • Materials

Tile, premium shingles and underlayment upgrades cost more, and labor on tile runs higher.

  • Rotted roof decking exposed under lifted asphalt shingles

    Hidden damage

Rotted "roof deck" boards or water that has gone deeper than the shingles only show once the roof is open, and deeper water intrusion raises the cost of the patch.

Two kinds of repair

Small Fixes and Detail Rebuilds

Repairs come in tiers, from a cheap course-level fix for a broken seal or a few tabs to a larger rebuild of a failed boot, valley or counterflashing.

Smaller end of the range

Course-level fix

The shingles themselves have let go in one spot. The fix stays in that course of shingles and nothing underneath has to be rebuilt.

  • A broken "sealant bond". Shingles that lift in the wind are resealed or replaced.
  • A few displaced tabs. Missing or slipped tabs are set back in the course.

Larger job

Detail rebuild

The weak point is a detail where the roof meets a pipe, a valley or a wall. It is taken apart and built back up, so it takes more labor and material.

  • A failed "pipe boot". The rubber collar around a vent pipe has split.
  • A bad valley. The channel where two slopes meet is letting water through.
  • Open "counterflashing". The cap flashing at a chimney or wall has pulled away.

Why Waiting Costs More

Fixing a problem now is usually cheaper than fixing it after the next storm.

Water that gets past the shingles soaks the deck, the insulation and the drywall, and water left in a building leads to mold. The U.S. EPA's brief guide to mold, moisture and your home says to prevent it by fixing the water problem and drying wet areas within a day or two.

A seal, a few tabs or one detail.

  2. After the next stormWater in the deck

Comparing Written Bids

You should get the materials, the scope and the payment schedule in writing, then compare bids on the details that are easy to skip.

  • Product names on paper

The exact shingle, underlayment and flashing, not just "matching material".

  • What is in and what is out

Which areas are repaired and what happens if rot turns up underneath.

  • When money changes hands

What is due up front and what is due when the work is done.

  • Fastener count per shingle

How many nails go into each shingle that is replaced.

  • Starter at the rakes

Which "starter strip" product runs along the sloped roof edges.

  • Edge metal

The gauge and profile of the "drip edge" along the eaves and rakes.

Timing

When Pricing Can Be Lower

Late winter and early spring can bring lower pricing, because fewer people are calling for roof work then.

That helps with a repair that can wait, such as a worn spot that is still dry. An active leak is not one to hold for spring.

Questions

Cost Questions

The two we hear most when someone calls about price. Anything else, ask us on the phone.

How much should it cost to fix a roof?

A minor roof repair in Littleton typically runs $400 to $1,800, and most residential repairs fall between $400 and $4,000. Where yours lands depends on the roof's size, pitch and access and on what turns up under the shingles. We price it in writing after a free look.

What if roof repair costs more than insurance estimate?

Put the two side by side and compare them line by line: the materials, the scope and any damage found underneath, since those are what move a repair's price. Our written estimate lists all three, so you have something concrete to set next to the insurance figure.
