Who does the work
Flat Roof Repair in Littleton
We are Mountain Range Roofing, and we repair flat and low-slope roofs on homes and businesses in Littleton, CO and the towns around it. A flat roof does not shed water the way a pitched one does, so a small opening at a seam or along an edge lets water sit, then find its way in.
A good flat roof repair means finding the detail that failed, checking the membrane around it, and repairing it with materials compatible with what is already up there. Patching over the stain with whatever is handy is how a flat roof ends up leaking in the same place next season.
- Residential and commercial. Flat sections over houses, and the low-slope membrane roofs on shops and offices.
- Every common system. Built-up, modified bitumen, single-ply and coated roofs, each repaired in kind.
- Quoted before we start. You see the whole job and its price before any work begins.
Systems we repair
Flat Roof Membranes and Systems
Most flat roofs we see are one of six systems, and a repair has to match the one you have. If you are not sure which is on your roof, we will tell you when we look.
Single-ply seam
- Hot mop · tar and gravel
Built-up roofing
Layers of base sheet and inner ply, finished with a cap sheet or rock. A self-adhered version lays a self-adhering sheet, often straight onto the wood sheathing.
- Sheet roofing
Modified bitumen
A sheet system made for flat and low-slope roofs. A repair cleans back the failed area and laps in compatible sheet over it.
- Single-ply · white flat roof
TPO
A single-ply membrane with heat-welded seams. The seams and the edges are where it is checked first.
- Single-ply
PVC
Another welded single-ply sheet. A patch has to be the same material as the sheet it bonds to, so it is repaired in PVC.
- Single-ply · rubber roof
EPDM
The rubber roof. It is patched with EPDM-compatible materials, since the wrong sealant lets go of rubber.
- Roll-on coating
Fluid-applied coating
A liquid coating over a sound roof that seals the seams and surface. On the right roof it costs less than a tear-off.
Tracing a flat roof leak
Where Low-Slope Roofs Leak
Water on a flat roof rarely gets in where the stain shows, so a leak check follows a set order: the edges, the equipment, then the membrane around whatever failed.
- Edge metal and base flashing
The metal along the roof edge and the flashing where the roof turns up a wall come first. Wind lifts the membrane there and opens a path for water.
- Around rooftop units
Work on an HVAC unit or other rooftop equipment often punctures the roof, so the area around each unit is walked and checked.
- The failed detail, and around it
Once the opening is found, the membrane around it is inspected too, for open seams and the crazed cracking called "alligatoring" on aged surfaces.
- Quoted, then repaired in kind
We quote the whole job before we start. The repair uses materials compatible with the roof system, so it bonds to the sheet around it.

Ponding
Standing water
Fixing Ponding Water
Water still standing on a flat roof 48 hours after rain means the roof is not draining, and "ponding" like that can make even a sound seam fail. Often the water simply has nowhere to go: "scuppers", the drain openings in the roof edge or wall, clog with windblown debris.
Ponding does not always mean a new roof. On flat roofs, a coating or a targeted fix for the low spot can cost less than a tear-off or a full replacement.
What sets the price of a flat roof repair
The size of the damage, the materials the roof is built from and how hard it is to reach set the price of a repair, and water that has gone deeper into the roof raises it. Fixing it now is usually cheaper than fixing it after the next storm. Your exact price comes from the free estimate, once we have seen the roof.
